West LBJ Overview


West LBJ is a submarket of Dallas, located along I-35 and I-635. Adjacent to East LBJ, the region boasts slightly lower vacancy rates than its eastern neighbor. This vacancy rate has decreased significantly over the past year, increasing the average rental rate. At a first glance, this may appear as a bad thing for tenants; however, the higher rental rates indicate growth within the market. The value of this growth far outweighs the increase in rental rates.

Much of this growth is due to the LBJ Freeway expansion. Dallas News reported the positive correlation between LBJ construction and new interest in the area. Some of the new interest has manifested itself in a few significant lease transactions. One of these was a 30,000 ft2 + Medoc Health Services lease at Triwest Plaza.
