Central Expressway Overview


The Central Expressway is one of the most prevalent strips of commercial real estate in Dallas. Located north of Downtown, the strip boasts over 12 million ft2 of office space. Of that space, over half is considered Class A. Although there is a copious amount of space in the Central Expressway submarket, today’s vacancy rate is at a six-year low.

With the decrease in the availability, the rental prices have risen considerably. This increase in interest is largely due to the growth of Uptown and the renovation of several major buildings in the area. Additionally, the lack of construction has attributed to the rising costs. In the past year, there has been no new office development in the area.
