Downtown Atlanta isn't a drab capital center like so many urban areas found throughout the country. A diverse and vibrant atmosphere attracts companies from a variety of industries that join the several government agencies calling Downtown Atlanta home. The Georgia State University student body infuses the submarket with a distinctive spirit that makes it a unique submarket within the MSA. While Downtown is still popular with law firms and professionals in general, companies from a variety of industries gravitate towards it as well. Most of the inventory consists of older Class A and Class B properties where much of the available office space comes from Bank of America Tower and the Georgia Pacific Center. Recent construction within the Downtown submarket focuses on residential options for both professionals and students like Castleberry Hill and the planned Gulch development.

The neighborhood also features designated bike lanes that make Bird and Lime scooters and increasingly popular alternative to the typical commute. Mercedes Benz Stadium, Centennial Olympic Park, and World of Coca-Cola are also important catalysts to both the local economy and drawing talent into the Downtown area. Along with ever-increasing retail, dining, and entertainment options, Downtown Atlanta will continue to expand from its historical roots and embrace Atlanta's dynamic future.
