TenantBase helped Denise Rodriguez find new office and warehouse space for My Local Plumber in North Dallas. Nearly a decade later, the family-owned business is still thriving in the neighborhood.

How did Denise start My Local Plumber?

Denise Rodriguez grew up around the family trade. Her father started his own plumbing business when she was 13 years old, eventually running nine trucks. In 1999, Denise opened her own shop focused on residential plumbing and landscaping, and after 18 years of steady growth, My Local Plumber had built a team of 10 employees, including 6 plumbers.

What's kept the business growing?

Denise credits the growth to a simple philosophy: treat customers like family, and own your mistakes. "If you make a mistake, own it and make it right," she said, adding that most of the company's growth has come from word of mouth. Her hiring approach follows the same logic. "Only hire employees with good values," she said. "Only surround yourself with good, honest people."

Why did they need a new office?

As the business outgrew its home-office setup, Denise started searching for commercial space on her own, driving neighborhoods and checking listings on nights and weekends. "We spent a lot of time looking on our own," she said. "We would call properties and never hear back because it wasn't the right fit."

How did TenantBase help them find a space?

That's when Denise connected with TenantBase advisor Danny Muse. "Danny was easy to talk to on the phone and listened to what we needed," Denise said, describing how he put together a list of properties in the right area and within budget. Once Denise found the fit that worked, the process moved quickly. "We were able to find a space that met their needs," Danny said, "and a great landlord and leasing agent." Within a couple of weeks, My Local Plumber signed a lease on a 3,700-square-foot office and warehouse space, with offices in front, secure warehouse space in back, loading docks, and room to park trucks and trailers.

How's the new space working out?

"With our home office we were feeling a little stuck," Denise said. "Now we have a place we can grow!"
