Michael Lambesis

I’m a San Diego–based commercial real estate advisor specializing in tenant and landlord representation throughout North County and the greater San Diego area. Having grown up locally, I bring firsthand market knowledge and insight into the submarkets and dynamics that influence leasing decisions.

My work combines my two biggest passions: entrepreneurship and real estate. I work closely with business owners and property owners to understand their goals and use real estate as a strategic tool to support growth, efficiency, and flexibility.

On the tenant representation side, I help companies locate, negotiate, and execute leases for office and flex space—whether they’re pursuing a new location, renewing a lease, or exploring a sublease. On the landlord representation side, I advise owners on pricing, marketing strategy, and negotiations to maximize long-term value and occupancy.

My approach is hands-on, transparent, and data-driven, with a strong emphasis on local knowledge, clear communication, and execution.
